At this Colonial-style home built in the 1960s, we completely tore off the existing roof and replaced it with a brand new Owens Corning Roofing System. Higganum Roof Replacement and Skylight Removal

The owner of this home in Higganum had suddenly gotten leaks because of ice dams. Ice dams formed and then warmer weather came which began melting the snow and ice. The water came down and penetrated his roof, the rear dormer, and the skylights on the dormer. However, this was not the first time water had penetrated the roof. When the shingles on the back of the house were torn off, all the plywood had rotted and needed to be replaced. 15 sheets of plywood were used on the back of the house. Next, the old skylights were removed and boarded over. The owners decided the skylights were not worth the trouble of replacing and had us board them over with plywood. Once that was done nine feet of Ice & Water barrier was installed on the plywood and ProArmor Synthetic underlayment was installed above that. Then the Owens Corning Duration shingles (color: Brownwood) were installed and MuleHide flat roofing was installed on the dormer. The owners can now enjoy and leak-free home with a renewed roof deck and full 50-year warranty.

This home in Higganum had an old three-tab roof with a shed dormer in the back. The owners wanted the flashing around the dormer to be replaced along with the roof. This is done after the roof is torn off and the Ice & Water shield is sealed down. Then a cedar clap board is removed to allow access behind the siding. Next, lead step flashing is installed behind the siding in a "L" shape so the metal also can go underneath the shingles. Then the clap board is replaced and the dormer is now protected from rain or water from ice dams.

We are selling our house and need to have the roof reviewed to determine if we need to do 1 of 3 things: 1. Leave as is, house was built in 1991, roof is still original, never had any water damage leakage or anything. But may be a concern to buyers and ability to secure loans. 2. Install new shingles on existing roof since there is only the original layer of shingles from the build. 3. Re-roof the house, removing shingles and underlayment and replace with all new.
