Why Your Roof May Be Aging Faster Than It Should

Aging roof with moss & lichenMost homeowners expect their roof to last 20 to 30 years. So when they start noticing shingles wearing out much sooner, like 10-15 years, they often assume the shingles are defective. In reality, that is not always the case.

As a roofing inspector, one of the most common issues I find is poor attic ventilation. Homeowners usually call because they are concerned about missing shingles, granules in the gutters, or dark streaks on the roof. After inspecting both the roof and the attic, I often find that the real cause for roofs failing begins underneath the shingles.

When heat and moisture become trapped inside the attic, they slowly wear down the entire roofing system from the inside out. Most homeowners have no idea it is happening until they begin seeing visible signs on the roof and by that time it’s often too late.

 

Signs Your Roof Is Aging Too Fast

One of the first things you may notice are granules collecting in the gutters or around the downspouts. Those granules protect the shingles from the sun's UV rays and harsh weather. As they wear away, the shingles lose that protection and begin breaking down much faster than they should. I also see roofs with dark spots, uneven coloring, curling shingles, or sections that look much older than the rest of the roof. While some aging is expected over time, these changes can also point to excessive heat or moisture that is shortening your roof's lifespan.

How Poor Attic Ventilation Affects Your Roof

Most people do not think about their attic when they think about roof problems, but the attic plays a major role in the health of your roofing system. When hot air cannot escape, attic temperatures continue to rise. That heat transfers directly into the roof above it every single day. Over time, the extra heat accelerates the aging process and causes the shingles to deteriorate much sooner than expected. If the second floor of your home always feels warmer than the rest of the house, your attic ventilation may not be working as it should.

Why Heat and Moisture Cause Roof Damage

Heat is only part of the problem. Moisture trapped inside the attic can cause the roof decking to expand, contract and even warp over time. As that happens, nails can begin to loosen, small gaps can form, and water eventually finds a way into the home. By the time a leak appears, the ventilation issue has often been affecting the roof for years and that damage is irreversible. That is one reason our roof inspections go beyond looking at shingles alone. I inspect the attic as well because many roofing problems begin where homeowners cannot see them. Looking at the entire roofing system allows me to identify the root cause instead of simply pointing out the symptoms, which you don't need to be an expert to see.
