Challenge
Alan in Dover, MA, reached out to us at Klaus Larsen Roofing, looking for some help. He had bought his home eight years ago, and it came with an older metal roof that had been leaking in several areas. After contacting multiple contractors for help, no one had been able to give him a real answer as to why. The roof was one large slope with two skylights and a chimney positioned directly above them. Our Project Consultant, Greg, came to help. He provided Aln with a free roof inspection and discovered the skylights had been installed incorrectly from the start, creating pathways for water to get under the panels. Over time, the seals failed, and moisture became trapped under the roof system, especially around the ISO boards surrounding the skylights. Before calling us, Alan had already hired other roofers to try to fix the leaks, but every attempt made the situation worse. Trying to do repairs, they kept cutting into the metal in different spots, trying to patch individual problem areas, but none of those fixes addressed the underlying issue. With multiple people walking on the roof, doing different repairs, the metal roof had had enough. The leaks continued, the moisture increased, and the roof system started to break down faster than it should have. At this point, the only real solution was to remove everything, inspect the structure underneath, assess the ISO boards, and rebuild the system correctly so Alan wouldn’t be stuck in a cycle of constant repairs.
Solution
After inspecting the home, our Project Consultant Greg recommended a full roof replacement so we could rebuild the system from the plywood up. No more repairs, we wanted to give Alan's roof the full service it deserved. Our crew removed and disposed of all of the metal panels, which allowed us to evaluate the condition of the framing and give the deck a clean base to work from. From there, we installed new plywood decking across the entire roof and renailed the whole deck using 8d Ring-Shank nails to make sure everything was solid and tied together properly. Once the structure was secure, we covered the complete roof with full SealoronXT Ice&Water, which will seal the plywood boards and not allow any water to make its way onto the wooden deck, causing soft spots and leaks. This gives the metal roofing the protection it needs in harsh New England weather. We also installed Lifetime Ultimate Pipe Flashings and reflashed the existing skylights, so the areas that had caused problems in the past were fully sealed. For the new roof system, we used Drexel Metals H-F 16' Hidden Fastener Steel Roofing Panels, which means that all screws are now hidden, protecting the metal from the harsh climate. The panels are finished in the 26-gauge Bronze. This is part of the DMC 450SL system, which uses a continuous snap-lock and concealed fastener design that allows the panels to expand and contract naturally while keeping the finish straight. Each panel was measured and cut on site so the system could be fitted precisely to the roof, ensuring there would be no visible seams between each panel. The crew installed the panels over multiple days, taking the time needed to line everything up and make sure the finished roof was clean, secure, and consistent. The Drexel Metal system meets strict testing standards, including UL Class 90 wind uplift, Class 4 hail impact, and Class A fire rating. We also installed an ideal snow rail system on the eaves to help manage sliding snow in the winter. By the time the project was finished, Alan had a completely rebuilt roofing system designed to last decades without the ongoing leak issues he had been dealing with.
